Know what goes into your return

Three things worth checking.

Your property’s value

Yield uses property value as its base. A current appraisal can help you review that starting point.

Your rental income

Use the weekly rent and allow for vacancy to estimate the income received across the year.

Your operating costs

Include council rates, insurance, maintenance, management fees and strata where applicable.

The linked calculator provides estimates. Its net yield is before mortgage interest and tax, and does not include capital growth.

Planning your next move?

Start with what your property is worth.

Ask Michael for an appraisal, then use that estimate alongside your rental income and costs.

A little clarity

Before you check your numbers.

What does net yield tell me?

It estimates rental income left after the operating costs you enter, as a percentage of the property value. It is one part of the investment picture.

Does the calculator include mortgage interest or tax?

No. The linked calculator excludes mortgage interest, tax implications and capital growth. Its result is an estimate based on your inputs.

What if I’m unsure what my property is worth?
